Home-Sil RP 1.2 EDPM Rinseable Primer is a low viscosity, sprayable liquid used to pretreat and clean roofing membranes. This primer cleans the surface and is then rinsed off for the coating to be applied.

Use Home-Sil RP 1.2 EDPM Rinseable Primer to pretreat black EPDM rubber roofing membranes prior to power washing and application of Home-Sil RC 32.00 Series Roof Coating. Its distinct chemistry is designed for use with elastomeric roof coating formulations and may also be used to clean TPO membranes. Pretreatment or cleaning with Home-Sil RP 1.2 EDPM Rinseable Primer significantly improves the adhesion of coatings to EPDM rubber and TPO membranes.

Home-Sil RP 1.2 EDPM Rinseable Primer is available in 5 gallon containers.


1. Apply P 1.2 EPDM Rinseable Primer via a sprayer (Hudson-type agricultural, conventional pressure or airless) at an application rate of 500 sq ft/gal. If sprayer is not available, roll applying primer is acceptable.
2. Use a 3′-4′ arc pattern when spraying.
3. Allow P 1.2 EPDM Rinseable Primer to stand for a minimum of 15 minutes.
4. Clean EPDM with a commercial power washer (between 2,000-3,500 psi). When cleaning the EPDM, it should be done slowly and close to the surface in order to remove mica and inorganic release agents.
5. Rinse thoroughly with power washer. The rinse step may be done at a faster pace than the clean step. The final rinse water should be clear with no soap bubbles present.
6.When the surface is dry, coating can begin.

1. P 1.2 EPDM Rinseable Primer should be stored out of direct sunlight in a cool place.
2. Also avoid storing in extreme temperatures; ambient temperature preferred.
3. Keep containers tightly closed in a cool, well-ventilated place.
4. Do not store this material in containers made of aluminum.
5. The EPDM will range from muddy brown to black after washing with P 1.2 EPDM Rinseable Primer.

What coverage rate should I use for P 1.2?
This primer should be applied at a rate of 1 gallon/500 sq. ft.

How should I apply this material?
P 1.2 should be applied via a sprayer (Hudson-type agricultural, conventional pressure or airless) or medium nap roller.

Does this product have a UL approval rating?
All of our products are UL rated when installed on a non-combustible surface.

Which surface is this primer best for?
P 1.2 is designed for use with elastomeric coatings and TPO membranes.

How should I clean up afterwards?
Use normal precautions to avoid getting the product on your skin (wear long pants, socks, long sleeves, and work gloves). If you do get product on your skin, you can scrub it off with soap and water. Product will not come out of clothing or shoes. Clean any tools and equipment after application with 100% mineral spirits and a rag.

How do I check that I am applying at the correct coverage rate?
We have mil gauges available to check your coverage thickness while you are working.

How long should the material sit before being walked on?
Most of our products cure in less than 24 hours, but to be safe you should wait 24 hours before walking or placing equipment on the freshly applied product. This rule also applies to adding a second coat.
